PERMITS ARE REQUIRED
Even small jobs require a permit such as replacement of a roof, the installtion of a swimming pool, the construction of storage sheds and decks, Contact the Building Department at least 2 weeks prior to the anticipated construction of any structure for requirements and procedures.

*PERMITS
Your project may require one or more permits depending on the scope of the work performed. If there is a questions about whether or not a permit is required, contact the Building Department at 330-467-7139 #20. Obtaining a permit assure that each phase of the construction will be inspected for safety and code compliances. When applying for permits, construction drawings and an application form shall be submitted.

SELLING YOUR HOME:
Visit the Building Department as soon as you decide to see your home. An application must be filled out by you or your real estate representative. This is an exteiror inspection only; no one needs to be home. for your convenience, the application is available on this page of the website.

UPKEEP OF YOUR PROPERTY
Northfield Village's ordinances require that property be well maintained including grass, shrubs, fences and sheds. All exterior property area, yard, home, lot and building.

LAWN MAINTENANCE
All premises and exterior property shall be maintained free from weeds or grass growth in excess of 8".

BUILDING AND ZONING DEPARTMENT FORMS
FOR RESIDENTS AND CONTRACTORS

 

We want to remind our residents that when hiring a contractor to do any type of work on your property, make sure that the contractor is registered with the Village of Northfield. This registration is required by Village Ordinance to protect the resident with respect to code compliance.

To register as a licensed contractor/sub-contractor or pull permits with the Village, please print out the forms, complete and submit with appropriate fees to the Service Department Secretary at the Service Garage located at 199 Ledge Rd., Northfield OH 44067. If you have any questions regarding the registration please contact Lisa Rodriguez, Service and Building Dept. Secretary at 330-468.4363.

REMINDER ALL CONTRACTORS:  
YOU DO NEED TO REGISTER FOR THE BEGINNING OF EACH YEAR IF YOU ARE PLANNING ON DOING ANY
TYPE OF WORK.

Residential new construction and additions along with all commercial work will require review and permits from Summit County Building Department, once it is first reviewed and permitted by the Building/ & Zoning Dept. of Northfield.

*For any heating, cooling, electrical or indoor plumbing work to be done in the Village, you must register in the Village as a contractor or sub-contractor.  You MUST obtain permits through Summit County Building Department 330-630-7280 or at www.co.summit.oh.us/executive/bldgstds.htm for more information.

BUILDING NOTIFICATIONS:

July 10, 2017

Magnolia curbs have been installed backfilling of curbs to begin mid July.

Fire hydrant restoration program has been started. All hydrants being sandblasted to bare metal primed and painted new colors silver
and green.

Village sewer cleaning of the main sewer lines will begin in August. Please leave toilet lids closed when not in use beware sounds and
splash back in toilets and drains might be experienced this is normal.

Resurfacing of the presidential streets and Maple Ave., has been awarded the contract to Karvo which is a 1.3 million dollar contract
and the work is to begin in August.

Village road crack filling program to begin late August into September.

Village tree ordinance: Property owners be advised that over grown , untrimmed, dead or diseased trees must be maintained or removed.
1490.065 TREES AND SHRUBS.
(a) Trees and shrubs on residential property shall be maintained in living condition and free of disease.
(b) Trees and shrubs that are dead, diseased, or have fallen shall be removed from the property.
(c) Trees or shrubs that are in such condition that they are causing damage to or posing a danger to any structure on the property on which they are situated or causing damage or posing a danger to any neighboring property, shall be removed or trimmed so as to reasonably abate the damaging or dangerous condition.
(d) Trees and shrubs that are overgrown and untrimmed shall be cut back and trimmed so as not to be unsightly or cause a nuisance to the property on which they are located or neighboring properties. (Ord. 2014-52. Passed 10-8-14.)

Rental property inspection: Don't forget if you own a rental property in the Village you MUST register your rental property yearly by May 1st. $100 fee, after May 1st is $150. See

1446.01 RENTAL CERTIFICATE.
No single-family residential dwelling structure shall be rented or presently occupied under a
rental agreement, whether written or oral, unless the Building and Zoning Inspector has issued to the owner or authorized agent of the property owner, a rental certificate and exterior inspection rental certificate. Rental certificates shall be effective until June 30 of the year after the year in which the rental certificate is issued.
